House removals Kent

A house move done properly, start to finish

Moving house is mostly about the things you cannot see on a listing: whether the stairs turn, whether there is anywhere to park, whether the sofa came in through a window, and whether the other side of the chain completes on time. We ask about all of it before we quote, so the van, the crew and the time we allow match the house you actually have.

We are based in Swanley Village and do house moves across Swanley, Dartford, Bexley, Sidcup, Orpington, Bromley, Sevenoaks and the rest of North West Kent and South East London. Local moves, moves across the county, and moves out of the area altogether.

Packing, full or part

We can pack the whole house, just the kitchen and fragile items, or drop off materials for you to do it yourself. A full pack can be done the day before so moving day stays focused.

Furniture dismantled and rebuilt

Beds, wardrobes and flat-pack furniture taken apart at the old house and put back together at the new one, with fixings bagged and labelled.

Wrapped and protected

Furniture blanket-wrapped and everything strapped in the van, so it arrives in the same condition it left.

Storage between completions

If your completion slips or the dates do not line up, your belongings can go into storage and come out when you have the keys.

How it works

How a house move with Sideline works

1

Quote

Tell us what is in the house, both addresses and anything awkward about the access. Photos or a quick call usually does it. You get one fixed price in writing.

2

Plan

We book the date, sort parking or a bay suspension where it is needed, and drop off packing materials or book in the packing day.

3

Move

On the day we load, drive and unload, rebuild the furniture and put everything in the rooms you want it. If completion runs late, we work around it or put things into storage until you have the keys.

Every kind of home

The homes we move

Flats and maisonettes

Including upper floors with no lift and flats above shops on the high streets. We price the stairs and the carry distance up front. For a small flat, our man and van service may be the better fit.

Victorian and Edwardian terraces

Narrow hallways, turning staircases and no rear access are normal. We allow the time for it in the quote rather than discovering it on the day.

1930s semis and family homes

The bulk of the housing across Bexley, Orpington and Dartford. Usually good access, but years of family life mean more volume than the bedroom count suggests, so we look before we quote.

Larger detached houses

Bigger homes in Chislehurst, Sevenoaks and the villages, often with outbuildings, garages and lofts. We plan the crew and the time around the full volume, not just the house.

Areas we cover

House removals across Kent and South East London

Every town we cover regularly has its own page with the local detail: the housing, the parking and the streets that need planning around.

BR8

Swanley & Hextable

Our home patch. Swanley town, Swanley Village, Hextable, Crockenhill and the villages along the Darent valley are minutes from the yard, so short-notice jobs here are the easiest for us to fit in.

DA1 · DA2

Dartford & Crayford

A short run up the A20 and M25. Flats around Dartford town centre, new-build estates at Ebbsfleet and Stone, and the 1930s streets of Crayford are all regular work.

DA5 · DA6 · DA14

Bexley, Bexleyheath & Sidcup

The London Borough of Bexley, inside the ULEZ zone. Our vehicles are compliant, so there is no daily charge added to a job here.

BR1 · BR5 · BR6 · BR7

Bromley, Orpington & Chislehurst

Petts Wood, Orpington, Chislehurst and Bromley, from flats near the stations to larger family houses with long drives.

SE9 · SE10

Eltham & Greenwich

South East London streets where parking is the real constraint. We plan where the van stands before the day, not on it.

TN · DA11

Sevenoaks, Gravesend & Tunbridge Wells

Further out into Kent, for jobs that are worth a dedicated trip. Tell us both postcodes and we will price it properly.

Common questions

House removals questions people actually ask

How much does a house removal cost?
It depends on how much is in the house, whether you want packing done, the access at both ends and the distance. A two-bed flat moving within Swanley and a four-bed house moving from Orpington to Sevenoaks are different jobs. We give you a fixed price up front, based on what you are actually moving, and that is the price you pay. No hourly billing and no extras on moving day.
How far in advance should I book?
For a full house move, a few weeks ahead is sensible. Fridays and the last few working days of each month go first, because that is when most completions land. If your completion date is not fixed yet, get a quote anyway and we will pencil the date in and confirm it when you exchange.
Can you pack for us?
Yes. We offer full packing, part packing (usually the kitchen, glass and anything fragile) or just the materials if you would rather do it yourself. A full pack can be done the day before the move, so moving day is only loading, driving and unloading.
What happens if our completion is delayed?
It happens on a lot of moves, usually when someone further up the chain is waiting on funds. If you are still waiting to complete when we are loaded, we can wait with you for the keys, or move your things into storage until the dates line up.
Do you take apart and rebuild beds and wardrobes?
Yes. We dismantle standard beds, wardrobes and flat-pack furniture at the old house and put them back together at the new one. Let us know about anything unusual when we quote so we can allow the time.
Are you insured?
Yes. Every house removal carries goods in transit cover and public liability insurance. If you want the detail of what is and is not covered before you book, ask when you call and we will go through it.
Do you charge extra for ULEZ on London moves?
No. Our vehicles are ULEZ-compliant, so moves into or out of Bexley, Bromley, Eltham, Greenwich and the rest of the London side of our area carry no daily charge from us.
